01 · The Stay
Stay and availability.
How far in advance should I book?
We recommend writing to us at least four to six weeks ahead for high season (June–September, holidays, long weekends). For the rest of the year, about twenty days are usually sufficient. For last-minute enquiries please still try us: we sometimes have availability with just a few days' notice.
How many rooms are there, and what types?
The castle and the historic dwellings on the estate offer a limited number of rooms and suites, each different in décor, view and size. You'll find the full presentation in the Stay section. For advice on which type suits your party size, length of stay and preferences, please write to us directly.
Is there a minimum stay?
As a rule we ask for a minimum of two nights, rising to three in high season and over long weekends. Specific minimums apply over Christmas and New Year. One-night stays are considered on a case-by-case basis.
Can the whole estate be booked exclusively (buyout)?
Yes, the Principato is available on an exclusive-use basis — the castle, the historic dwellings and the estate's spaces all reserved for a single family or group. It is the ideal formula for weddings, retreats and private celebrations. Terms vary by season and party size.
02 · Families & Pets
Children, pets, activities.
Are children welcome?
Absolutely. The Principato is a living estate and children love it: horses, free-roaming animals, vineyards, olive groves, paths to walk, ponds where you can watch the herons. On request we provide cots, high chairs and dedicated menus. For little ones we organise, on request, activities on the estate with our team.
Do you accept dogs or other pets?
Yes, well-behaved dogs are welcome — the Principato is a place of countryside, made to be lived outdoors. We ask you to mention them at the time of booking and to follow simple rules of good cohabitation with our animals and other guests. For other pets, please discuss with us first: we look at each request individually.
Are there services for children (babysitting, activities)?
On request we arrange qualified babysitting, riding lessons for various ages, small farm activities (collecting eggs, visiting the animals), cooking and fresh-pasta workshops with our chef. Everything is arranged in advance, even a few days before arrival.
03 · Kitchen & Dietary
Dietary needs and cuisine.
Can you cater for special diets (vegetarian, vegan, gluten-free, kosher)?
Yes. Our kitchen regularly prepares bespoke menus for guests with specific dietary regimes — vegetarian, vegan, gluten-free, lactose-free, nut-free. For certified kosher or halal meals we can organise with adequate notice. Please tell us everything when you book: we work tailored.
Do the ingredients come from the estate?
Largely yes. Our extra virgin olive oil, truffles, Chianina and Cinta Senese meat, vegetables from the organic garden, eggs from our hens, honey and woodland produce all come directly from the estate. Fish, wine and other ingredients we source from small local producers.
04 · Services & Logistics
Timings and services.
Check-in / check-out?
Check-in from 4 pm, check-out by 11 am. Subject to availability and possible supplement, we can arrange early check-in or late check-out — simply let us know your expected arrival or departure time and we will do our best to accommodate.
Is there Wi-Fi in the rooms?
Yes, Wi-Fi is available free of charge in all rooms, dwellings and the common spaces of the castle. Connectivity is also optimised for those travelling on business or needing video calls.
Are the thermal baths included in the stay?
Access to the pool and wellness area is included during opening hours. SPA treatments, massages and thermal rituals with our bicarbonate-alkaline water are booked separately. For exclusive experiences and guided journeys see The Thermal Baths and SPA.
Do you arrange airport transfers?
Yes. On request we organise private chauffeured transfers to and from Perugia, Rome Fiumicino, Rome Ciampino and Florence airports, or from the high-speed rail stations of Orvieto and Chiusi.
